Men of Color Home-buyer's Academy is dedicated to empowering individuals through the journey of home ownership. We understand that navigating the real estate market can be overwhelming, especially for men of color who may have faced unique challenges. Our comprehensive programs are designed to provide the knowledge, resources, and support necessary to make informed decisions. We will create an individualized plan for each participant to reach each step towards being ready for buying real estate.
The plan will guide participants on ways increase their credit score, lower your DTI and provide various resources to reach each goal.

The program focuses on 4 key areas to prepare future home-buyers and investors;
MOCHA’s team of mortgage professionals will perform an individualized assessment for each participant. The assessment will determine when the participant will be ready to obtain financing. A plan of action will be created for them to help them become ready in the shortest amount of time,
After each participant’s individual assessment is complete, they will be placed into one of four categories.
Each category will be based upon the assessment’s determination of the time frame it will take before they are purchase ready.
Category A 0-30 days until purchase readiness
Category B 30-90 days until purchase readiness
Category C 90-180 days until purchase readiness
Category D 180-365 days until purchase readiness
Personal Funds Saved
Our preferred loan officers will also advise the funds needed upfront from the client as well as various options to cover some cost.
Budget/Financial sustainability
Clients will also be advised on their budget and various ways to stay within a monthly payment budget for the principle, interest, and insurance cost.
Mortgage Payment/Escrow
Clients will be explained to the various components of the monthly mortgage payment both current and future options (I.e., Refinance, Equity, HELOC, etc.)
When it comes to buying a home, there are a few essential factors to consider, and two of the most important ones are Credit and DTI (debt-to-income) ratio.
Credit refers to your financial history and determines your trustworthiness as a borrower. A good credit score is crucial for obtaining a favorable mortgage rate and securing a loan. We have assisted buyers with scores as low as 500. Lenders typically look for scores above 620...the higher your score, the better.
The DTI ratio, on the other hand, measures the percentage of your monthly income goes toward debt repayment. This includes any outstanding loans, credit cards, and other obligations. Lenders generally prefer a DTI ratio of 43% or lower, indicating that you have sufficient income to cover your debts and afford a mortgage payment. It's important to maintain a healthy credit score and keep your DTI ratio in check to improve your chances of qualifying for a mortgage and purchasing a home.
Our preferred loan officers will do an analysis of the individual’s credit and debt-to-income ratio to determine the maximum amount able to be loaned to the client.
Each participant will have access to an app that will server as a portal to track savings, credit, and rediness. The app will allow participants and the MOCHA Team is stay engaged on a consistent basis to know what's needed to got to the next steps in the process.
Our Realtors will consult clients on the current market trends and purchase options. These options include:
Budget/Price range -How much to be spent based upon loan amount
Location -Major factors (I.e., schools, commute, lifestyle)
Needs/Wants/Must-Haves -Bedrooms, Baths, Space needed, Parking, Outdoors space, etc
MOCHA will conduct a series of educational symposiums to educate all participants on how to maximize and protect their real estate investments. Each symposium will be facilitated by highly skilled professionals in each subject category.
The series will include (but not limited to):
Industry professionals will be on hand help create individual plans based upon what the participants learned from the symposiums. It's very important to set up an estate and secure your ability to pass the assets to the next generation. We will also educate members on way to build upon their investments and/or create a portfolio to grow your family’s net worth
